Chapter Four

Your Friend in the
Real Estate Business

Cultivating Your Real Estate Dreams

When you're about to make one of the biggest decisions of your life, you need more than an agent. You need a lifelong friend who tells you the truth, fights for you relentlessly, and never stops until your dreams are reality.

When you're embarking on your real estate journey, you need more than just an agent. You need an advocate, a problem solver, someone who will defend your interests as if they were their own. That's where I come in, and that's why I've earned the nickname "Your Friend in the Real Estate Business."

Why a friend? It's not about someone who always tells you what you want to hear; quite the contrary, a lifelong friend tells you the facts, even when you may not like the hard truth, but they do it with love and with your best interests in mind. It's about loyalty, finding solutions with a calm voice, and determination.

The Life-Long Friend's Mentality

Just like lifelong friends, I'm extremely loyal to my clients. When you choose to work with me, you're getting an advocate who will support you and hold your hand through the entire process. I'll be there to answer your questions, address your concerns, and fight for your best interests every step of the way.

But loyalty is just the beginning. I'm also a problem solver. In the real estate world, there are plenty of pitfalls and stressful situations that can increase anxiety. My job is to stay calm, assess all the available information, and then find solutions to these potential problems before they become real issues to ensure that your real estate dreams don't turn into nightmares.

Defending Your Bottom Line

One of the most important ways I advocate for you is by defending your bottom line. Whether you're a buyer or a seller, I understand that every dollar counts. That's why I approach every negotiation with the relentless determination of an Advocate, fighting to get you the best possible terms and price.

For example, I once worked with a first-time homebuyer who fell in love with a property that was slightly out of their budget. Instead of pushing them to stretch their finances, I negotiated with the seller to include some key appliances and cover part of the closing costs. This not only brought the overall cost down but also added value for my client. That's the kind of creative problem-solving and aggressive negotiation you can expect from me.

The Problem Solver with A Calming Voice

My problem-solving skills aren't just related to math; I understand that buying or selling a home is an emotional and financial process. That's why I'm mindful of taking a calm and collective approach to stressful situations that can develop during the process. Being calm during stressful situations allows me to have a clear mind, to be better prepared to problem solve and reduce any unnecessary stress or anxiety which could otherwise affect you.

I recall a situation where my clients were selling their family home after a difficult divorce. The process was emotionally charged, and my co-seller clients were being uncooperative with each other. I carefully communicated with each of them in a calm yet direct way, keeping their attention on what really mattered to each of them: completing the sale of the property so they could each move on with their lives, shielding them from experiencing additional, unnecessary stress, and ensuring that the sale proceeded smoothly, despite the challenging circumstances.

As your Negotiator, I am like a Pit Bull, protecting your interests. You'll likely hear yourself say, "Brian's negotiating skills, alone, are worth every penny that we paid him."

Always Supporting You and Holding Your Hand

When you work with me, you can rest assured that I'll always be supporting you and holding your hand through the entire process; I've always got your back. Unlike some agents who may pass you off to a team member or disappear after the sale is closed, I pride myself on being personally involved in every step of your real estate journey.

This hands-on approach is why I've never started a team, despite the trend in the industry to do so. When you work with me, you get me — not an assistant, not a junior agent, but Brian Lanoza, giving you my full attention and dedication.

Your Equity Advocate

In the real estate world, unfortunately, there are opportunists. As your Friend In The Real Estate Business, I also act as your equity advocate, helping you understand the value of having real estate equity, and what you can do to obtain, increase, or protect equity; knowledge is power, and it's also a great defense against opportunists who may try to separate you from your equity.

I once had a client who was considering selling their home to a "cash buyer" who promised a quick, hassle-free sale. However, upon investigation, I discovered that this buyer was actually a wholesaler looking to flip the contract for a quick profit. I educated my clients about the true market value of their home and helped them list it properly, ultimately selling for $50,000 more than the wholesaler's offer.

Relentless Determination in Action

Being Your Friend in the Real Estate Business means being fully committed to helping you realize your real estate dreams, no matter how challenging a particular market may seem. This relentless determination is something that I bring to every aspect of my work.

For instance, I worked with a couple who had their heart set on a specific neighborhood, but inventory was low, and competition was fierce. Instead of giving up, I went door-to-door in the neighborhood, talking to homeowners who might be considering selling. This proactive approach led us to find an off-market gem that became my clients' dream home.

Turning Negatives into Positives

One of the most important aspects of being Your Friend in the Real Estate Business is the ability to turn negative energy into positive results. In real estate, things don't always go smoothly. But this is where my three roles, as your advocate, your negotiator, and your transactional manager, can really make the difference.

I had a Seller client whose home's appraisal inspection revealed some unexpected repair issues within a couple of weeks of our scheduled settlement date. Knowing that my client really needed this sale to happen and happen on time, I assessed the entire situation; I quickly assembled a team of contractors, generated estimates, and successfully negotiated the cost of the repairs to be split between the Buyer and the Seller. Not only did we save the deal, but my client was able to avoid the entire burden of cost.

The Friend's Promise

So, what can you expect when you choose me as Your Friend in the Real Estate Business? You can expect unwavering loyalty, laser-focused problem-solving, and relentless determination. I don't give up easily, especially when your dreams are on the line. You can expect honesty — I'll always give you my straightforward advice, even if it's not what you want to hear. And finally, you can expect heart. Because, at the end of the day, that's what being Your Friend in the Real Estate Business is all about. It's about caring deeply for my clients, about putting my whole heart into every transaction, every negotiation, and every interaction.

When you're ready to take the next step in your real estate journey, remember you don't just need an agent; you need an advocate, a problem solver, and a defender. You need someone who will treat your dreams as if they were their own. You need Your Friend in the Real Estate Business.

And that's exactly what I promise to be for you. Let's realize your real estate dreams together.
